Fun holiday fact that I recently learned… ever wonder what NYC does with the huge Christmas tree displayed in Rockefeller Center at the end of the holiday season? The lumber from each tree has been used by Habitat for Humanity to build a home for a family every year since 2007. Isn’t that wonderful thought to start the day with! Learning about the repurposing of the Rockefeller Center Christmas tree to build homes for families in need truly warmed my heart. Other good news … the Manhattan luxury market registered over 1200 contracts signed at $4 million and above during 2023 with a sales dollar volume in excess of $10 billion. While mortgage rates through most of 2023 were in the high 7% to low 8% range, they fortunately started falling in November/December with rates now hovering in the high 6% range. Combined this with the record-breaking performances of the stock market which demonstrated strength and resilience, 2024 certainly holds great promise when it comes to real estate … may this well founded optimism continue through 2024 and beyond! My greatest hope is that next year be one filled with love and good health for you, your family, and your friends. And may the days ahead be also filled with joy, laughter, and the promise of exciting new beginnings!

64 University Place - Situated in Greenwich Village between the cultural hubs of Washington Square and Union Square Parks, 64 University Place pays homage to the historic Revival-style buildings of the neighborhood while offering a distinguishing, contemporary design.
The 11-story residential building responds to its context in scale, materiality, and texture. 64 University Place continues the street wall, gently stepping back at the upper floors as it reaches its full height, providing terraces for residents. The façade features a grid of five bays defined by pilasters and arched windows, articulated in hand-laid brick masonry, creating fluency with adjacent buildings. Arched windows present a modern design aesthetic that echoes the traditional vocabulary of the neighborhood, while offering residents an abundance of natural light and sweeping views of the historic thoroughfare.
