Denver | September | Top Ten Talking Points

1. Active inventory is still climbing and we saw a pop of pending activity over the last weekend.

2. The active inventory experienced a steady growth of 3.8% this week.

3. This increase in inventory presents new opportunities for both buyers and sellers in the market.

4. An unexpected uptick of 4.6% was observed in pending transactions. This surge indicates a robust level of buyer interest and engagement.

5. Despite the changes in inventory and transactions, the months of inventory remained steady at 1.5 months. This metric suggests a market that still favors the seller.

6. The odds of successfully selling a property showed positive growth week over week, reaching 52.0%.

7. This improvement signifies a higher chance of successful transactions for both realtors and clients than typically anticipated for August.

8. The median days on market decreased by 2 days to an impressive 12 days. This reduction indicates the swift pace at which properties are moving in the current market.

9. Closed properties increased by 8% compared to last week, which goes hand in hand with the decrease in median days on market.

10. Encouragingly, only 35.8% of homes required price reductions, with the average reduction being -4.8% off the original price. This indicates a healthier pricing strategy among sellers.

The events I am most excited about this month:
DENVER FOOD AND WINE FESTIVAL
TELLURIDE FILM FESTIVAL
TEDXBOULDER: THEN & NOW
A multi-day extravaganza of food, wine, and spirits events, presented by the Colorado Restaurant Foundation and Southern Glazer's Wine & Spirits.
The festival events feature the best of metro Denver’s restaurant community, the finest wines and spirits, educational tasting seminars, and the signature Grand Tasting.
Each Labor Day weekend, the tiny mountain village of Telluride, Colorado triples in size. Swells of passionate film enthusiasts flood the town for four days of total cinematic immersion, embarking on a viewing odyssey, blissfully spending entire days in flickering dark rooms. With only an appreciation of celluloid to guide them, these devotees flock to the show, year after year. Why? Blind faith. We don’t reveal the program until everyone lands in town. Yet the Telluride family trusts that a unique experience will unfold.

After a three-year hiatus, TEDxBoulder is thrilled to announce its long-awaited return to Chautauqua Auditorium on September 22, 2023. Under the theme “Then & Now,” this year’s event promises to be an extraordinary gathering of thought leaders, innovators, and visionaries ready to share their ideas that have shaped the world both in the past and at present.
Following the immense success of previous TEDxBoulder events, which have consistently left audiences inspired and intellectually invigorated, this year’s show is set to be even more remarkable. With the resumption of the beloved event series, TEDxBoulder brings together diverse perspectives, cutting-edge ideas, and groundbreaking insights to foster meaningful conversations and ignite transformative actions.
